At 3 World Trade Center, Silverstein Properties is employing an uncommon construction method once shunned by union work爱上海同城对对碰 爱上海同城论坛ers.

The developer is building the 80-story office tower using a “composite” structural design: a concrete core and a steel perimeter.

The technique was long resisted 爱上海同城手机版 新爱上海同城对对碰论坛by Local 40 of the International Association of Bridge, Structural, Ornamental and Reinforcing Iron Workers, who balked at the idea of working belo爱上海同城 爱上海w a concrete pouring team.

The novel approach means the building’s topping out will be marked with a bucket of concrete signed by workers, rather than the traditional topmost steel beam, the New York Times reported.

But the terrorist attacks of Sept. 11, 2001 demonstrated the vulnerability of skyscrapers built with steel-framed cores.

The core of 2.8 million-square-foot Rogers Stick Harbour Partners-designed tower is three feet thick on average, and reinforced with steel bars.

Midtown East Rezoning

The Real Estate Board of New York has a few issues with the proposal to rezone Midtown East. Namely, the organization thinks the buildings should be bigger, the residential restrictions are unnecessary and the city should take as small a cut as possible from air right sales.

Representativ上海千花社区 上海千花网交友es from REBNY spoke at a meeting discussing the rezoning Thursday, where they asked the New York City Planning Commission to consider an additional 10 percent in floor area to as-of-right buildings throughout the district. The current proposal, which was released in August, could already add 6.5 million square feet in additional office space to the area.

REBNY also said limiting residential construction in the district was unnecessary. The organization took issue with the proposal s condition that residential development can only take up 20 percent of total FAR.

Our members are concerned that the 20 percent ca阿爱上海同城 阿拉爱上海同城p is insufficient to support new commercial development, one representative said during the meeting. Allowing for a greater amount of residential development would serve as a catalyst for commercial develop上海龙凤论坛 新上海贵族宝贝论坛ment.

Another issue that came up, cited by REBNY and others, was the sale of air rights at landmarked buildings in the district. Bourgeois is in the process of transferring the deed of his $4 million West Village home to a Native American group.

“I have a romance with the history of the city, and I have been generally appalled that the land that the city is on has been taken by whites,” he told the Post. This building is the trophy from major theft. It disgusts me.”

But, as it turns out, the brokerage was quietly gearing up for another push, while reassessing exactly how it should be spending its war chest.

The campaign, which was produced with advertising firm Agency Sacks, will include giant billboards on the Long Island Expressway’s east and westbound approach to and from the Midtown Tunnel, as well on Sunset Boulevard in Los Angeles. A redesigned Elliman logo will also wrap buses operated by the Hampton Jitney service.

Developer Jerry Wolkoff was in the wrong when he destroyed a famed graffiti site in Queens, a Brooklyn jury 新上海贵族宝贝论坛 上海贵族宝贝交流区ruled on Tuesday.

The 5Pointz graffiti artists had filed a lawsuit against Wolkoff for allegedly violating the Visual Artists Rights Act by whitewashing over the graffiti at his buildings at 45-46 Davis Street in Long Island City, which had previously served as a haven for graffiti artists, according to the New York Times. Wolkoff is now planning a $400 million residential complex at the 5Pointz site that will include 8,000 units across two towers.

The artists’ lawyer Eric Baum argued during the trial that Wolkoff did not give the proper 90-day notice to his clients before taking down their work, while Wolkoff’s lawyer David Ebert ar新上海贵族宝贝论坛 上海贵族宝贝交流区gued that the Visual Artists Rights Act was immaterial to the case si阿拉爱上海同城 爱上海龙凤419桑拿nce the act was about art and not Wolkoff’s property.

After a three-week trial, the jury sided with the artists, but both sides agreed that their verdict will only serve as a recommendation to presiding Judge Frederic Block. Block has asked both sides to submit papers about the validity of the jury’s decision, after which he will make a final ruling and possibly order Wolkoff to pay damages to the artists.

The $20 billion co-working startup has leased 2.6 million square feet of space since 2012, according to Cushman Wakefield figures cited by the Financial Times. That’s more than the 1.3 million square feet leased during that time by Google, Amazon’s roughly 1 million square feet and the 900,000 square feet leased by Deutsche Bank.

WeWork is second only to the U.K. government in the amount of space it occupies.

“Have they won the race for scale?” asked Elaine Rossall, head of UK上海夜网 阿爱上海同城 offices research and insight at Cushman Wakefield. “Yes, I don’t think anybody could keep up with their pace of growth.”

WeWork in 2016 ranked as the 11th-largest off上海同城对对碰交友社区 上海夜网论坛ice tenant in Manhattan, according t上海贵族宝贝论坛 上海贵族宝贝o data CoStar provided to The Real Deal.

In the City of London, the company’s footprint more than doubled in 2017, and those familiar with WeWork’s strategy say it’s looking to capitalize on banks’ uncertainty over Brexit by leasing them flexible office space.

Manhattan’s luxury market notched 21 contracts last week, the sixth week in a row activity at $4 million and above topped the 20-deal mark, according to Olshan Realty’s weekly market report.

Corigin Real Estate Group and Florida East Coast Realty’s 20 East End Avenue snagged the week’s top contract on the condo development’s PHB, which had an asking price of $27.9 million.

The Robert A.M. Stern-designed building上海夜网论坛 上海夜网 gets the bragging rights of recording the largest sale ever on East End Avenue, according to Olshan. The five-bedroom, 5.5-bath penthouse unit spans 6,292 square feet, bring上海龙凤论坛sh1f 上海龙凤论坛ing the contract to $4,434 per square foot.

Sales at the building launched in 2015.

The cooperative apartment building at 834 Fifth Avenue, one of t爱上海同城对对碰 爱上海同城论坛he most prestigious addresses in the city, claimed the week’s second-priciest contract for unit 7B, which had an asking price of $20 million. The nine-room unit has a library, a 30-foot living room with a fireplace and a master suite, all overlooking Central Park.

The week’s luxury contracts had an asking price volume that totaled $171.76 million, with a median asking price of $5.99 million. Pricey American cities are starting to attract more residents who can afford those prices.

Research from economist Issi Romem has found that new residents coming into cities like New York, Miami and Los Angeles are making significantly more money 上海龙凤论坛 新上海贵族宝贝论坛than residents who are leaving, according to the Wall Street Journal.

The trend is strongest in San Francisco, where the people moving to the city and nearby Silicon Valley earned almost $20,000 a year more than the people who left the area in 2016. In Los Angeles, the income gap between people leaving and people arriving was $7,600.

Former industrial cities like Detroit and Cleveland are seeing the opposite trend, where new arrivals are m上海千花社区 上海千花网交友aking less than people leaving the cities.

New arrivals to cities also tend to be younger, more likely to rent and less likely to have children than people leaving.

Romem told the Journal the trend was somewhat concerning, as high housing prices driving aw上海龙凤论坛sh1f 上海龙凤论坛ay residents could lead to some lost opportunities.
